When Do Coatings Make Sense for Commercial Roofs?

A roof coating is a fluid-applied adhered coating every roofer uses during repairs and maintenance or as part of new roof installation. Installed on top of an existing roof membrane, it is a good investment that commercial property owners and facilities managers can consider to ensure their roof’s longevity and performance. Here’s what you need to know about it, including the various cases where its applications make good sense.

Types of Roof Coatings

Commercial roof coatings fall under two types—elastomeric and emulsion coatings. Here’s the difference between the two:

  • Elastomeric Roof Coatings – Made of latex, acrylic, urethane or silicone, this type of coating can be used at any time of the year because of its stretchy, elastic property that allows it to easily adjust amid temperature fluctuations. It is an affordable solution for fixing almost all roof types, including metal, single-ply, modified bitumen, polyurethane foam and built-up roofing.
  • Emulsion Roof Coatings – This type of roof coating consists of a blend of bitumen (asphalt) and water, which is then stabilized by an emulsifying agent for uniform dispersion. Lightweight and virtually odorless, it offers excellent waterproofing capabilities when applied on any roofing surface.

In selecting the right type of coating, a roofing company must first identify the roof substrate in which they’ll apply their coating choice as well as weathering and adhesion requirements.

The Many Uses of Roof Coatings

The roof coating types mentioned above are used for a variety of purposes. They help extend the life of the roofing system by reflecting harmful UV rays away from the roof surface. They also restore a moderately-aged roof to make it more waterproof and capable of shedding rainwater. Of course, they help improve the roof’s appearance and enhance its fire resistance.
