Re-Roofing Vs. Roof Replacement: Which One Is Best for You?

If your roof is up for replacement, you may be offered two options: re-roofing or roof replacement. While sometimes used interchangeably, these two options are very different. In this blog, roofing company WaynCo Roofing, LLC discusses the difference between the two, as well as their pros and cons.

Re-Roofing

Re-roofing, or roof overlay, is a process in which the roof installer installs a new roof over the old one. This process eliminates the teardown and disposal part of roofing, which can help reduce roofing costs. It also helps cut installation time, which can be a factor when weather forecasts are not favorable. In certain cases, the doubled weight can help fortify the roof.

Before you choose this as an option, you have to be aware of its drawbacks. Re-roofing is not ideal for a severely damaged roof, as it may not have the strength to support the new one. The existing roof has to be inspected by a capable roofer for issues that may compromise the structural integrity. Once re-roofing is completed, there may be no opportunity to address such problems. Also, re-roofing has to be done by a contractor who can offer such service. Not every roofing company has the resources to perform a proper re-roofing.

Roof Replacement

Roof replacement is the more typical roof installation method. The old roof gets torn down, the structure inspected and repairs performed as needed before the new roof is installed. The decking may or may not have to be replaced, depending on its condition.

Roof replacement offers several advantages of roof replacement. The process allows the roofing contractor to address structural issues, such as hidden damage that may cause problems. Since it’s practically a brand new roof, it will come with a full—sometimes exclusive—warranty coverage. Features such as improved energy efficiency and wind ratings may also be added. Roof replacement will, of course, cost more. When given the choice between the two, you must weigh the pros and cons before making a choice. A capable roofing contractor like us can help you decide.
